As your solicitor, we will control the transaction and co-ordinate the activities of the other parties involved, managing their in-put and making sure your timetable is adhered to. We encourage clients to meet the person who will be managing their sale/purchase, explain the conveyancing process in as much detail as you wish and to resolve any worries that you might have.

We offer a fixed fee conveyancing tailored to your needs so that there are no nasty surprises for you and so that you can proceed with certainty and peace of mind. We have outlined below some of our fixed fee structures; however, we will provide you with a tailored quote when you instruct us.

Purchase Costs

The fixed fee will cover all of the work required to complete the purchase of your new home, including dealing with registration at the Land Registry and dealing with the payment of Stamp Duty Land Tax (Stamp Duty) if the property is in England, or Land Transaction Tax (Land Tax) if the property you wish to buy is in Wales.

Conveyancer's fees and disbursements:

  • Legal fee = £1260 inc. VAT
  • Electronic money transfer fee = £36 per transfer
  • Acting for a mortgage company (if applicable) = £220 inc. VAT
  • Leasehold fee (if purchasing a leasehold property) = £340 inc. VAT
  • Gifted Deposit fee (if applicable) = £150 inc. VAT
  • Shared Ownership fee (if applicable) = £380 inc. VAT
  • New Build fee (if applicable) = £360 inc. VAT

Disbursements:

  • Search fees – Local Authority = £114
  • Disbursements (for obtaining Official copies and other documents) = approx. £40
  • Any additional disbursements that the purchase requires such as survey or expert fees.

Disbursements are costs related to your matter that are payable to third parties, such as Land Registry fees. We handle the payment of the disbursements on your behalf to ensure a smoother process. Disbursements depend on many factors such as whether you wish to obtain a full structural survey or in the event the Local Authority Search highlights issues that result in our advising are investigated further by way of expert report. We cannot therefore assess what disbursements are required at the beginning of the transaction.

Stamp Duty Land Tax (on a purchase)

This depends on the purchase price of your property. You can calculate the amount you will need to pay by using HMRC's website or if the property is located in Wales by using the Welsh Revenue Authority's website.

Sale Costs:

The fixed fee will cover all of the work required to complete the sale of your home.

  • Legal fees - £1020 inc. VAT
  • Redeeming a mortgage or charge (if applicable) - £160 inc. VAT
  • Leasehold fee (if applicable) - £240 inc. VAT
  • Help To Buy Loan Redemption Fee (if applicable) - £200 inc. VAT
  • Electronic money transfer fee - £36 inc. VAT
  • Management Company fee (if applicable) - £180 inc. VAT
  • Shared Ownership fee (if applicable) - £380 inc. VAT

Disbursements:

  • Disbursements (for obtaining Official copies and other documents) - approx. £40
  • Any additional disbursements that may be requires such as, indemnity insurance premiums if necessary.

Capital Gains Tax – If this is payable you will need to arrange for this to be paid, we cannot advise you in relation to this you will need to speak with an independent financial advisor.

Aborted Purchase/Sale:

In the event that a purchase or sale does not proceed, we do not generally charge any fees above the £150 that we ask you to provide us with on commencement of your matter. If, however, the matter has been exceptionally complex, or advice on the searches obtained was more in depth than a standard transaction, or, for example, it falls through a day or two prior to exchange of contracts then we do reserve the right to charge a further £240 inc VAT aborted matter fee, or in the case of a complicated lease we shall either discuss additional fees or they will be £360 inc VAT. We may waive these fees in certain situation, but this is at our discretion.

General conveyancing process for the purchase of a property.

The time it takes from acceptance of offer until you can move in to your house will depend on a number of factors that are entirely outside of your and our control. Duration will depend upon relevant search results, on whether further searches, surveys or reports are required, how many enquiries we need to raise, on the response time of the seller and their solicitor and when the seller is ready to sell. The more properties involved the more complex the process becomes. If you and the seller have a time scale in mind, we will advise whether this is attainable and if so, work towards it.

If you are buying a leasehold property that requires an extension of the lease, this can take significantly longer.

Stages of a Purchase

The precise stages involved in the purchase of a residential property vary according to the circumstances. A simplified outline of the process is below:

  • You confirm to the estate agent that we act on behalf of you in this purchase.
  • We receive the memorandum of sale.
  • We confirm that we have received the Memorandum and send you this client care letter and relevant initial documents. We will also write to the seller’s solicitors and confirm our instruction.
  • We will need to see you in person and take copies of your ID and you will need to confirm and confirm to us and provide evidence of where the deposit monies are coming from.
  • The Sellers solicitors will send us documents confirming their knowledge of the fixture and fittings and general property information and a draft contract. We will forward these documents to you and as soon as we receive the £150 that we have requested that you provide we will request the Local Authority Search.
  • Once we have received the search results, we will send these to you and then review all the documents and confirm to you the enquiries that we want to raise.
  • We will then send any enquiries and the Transfer Document to the Sellers solicitors.
  • They will then confirm that they are happy with the Transfer and answer our enquiries and we will advise you on these answers.
  • We will check finances are in place to fund the purchase and contact lender's solicitors if needed.
  • Go through conditions of mortgage offer with you.
  • Once all questions have been answered, we will all agree an exchange and completion date.
  • Prior to the date set for exchange, we will require the deposit monies from you. You will also need to have signed the contract and Transfer document.
  • On the day prior to exchange, we will ask you to confirm that you still want to exchange in writing.
  • We will then exchange contracts and confirm to you as soon as we have.
  • Prior to completion, we will send you a completion statement for review, you then need to confirm you are happy with the figures contained in it in readiness to complete. Completion usually takes place between midday and 2pm on the day confirmed at the exchange, but we will confirm this prior to the completion day.
  • After completion, once we have receipt of the signed transfer from the seller’s solicitor we will send this to the Land Registry. Once they have registered the property, we will provide you with the official copy showing you as the registered proprietor.

  • When we receive the completed property forms from you, we will then send these documents along with the draft contract and any other relevant documents to the purchaser’s solicitors.
  • The Sellers solicitors will obtain any searches they need and consider the documents we have sent and will then raise any enquiries that they have in relation to the sale and we will answer these. They will also send the draft Transfer Document to us in order we can check this and confirm we are happy with it.
  • Once all questions have been answered, we will all agree an exchange and completion date.
  • Prior to the date set for exchange, you will need to have signed the contract and Transfer document.
  • On the day prior to exchange, we will ask you to confirm that you still want to exchange in writing.
  • We will then exchange contracts and confirm to you as soon as we have.
  • We will then move to completion, this is usually around lunchtime or 2pm, on the day confirmed at the exchange, but we will confirm this prior to the completion day. We will also send you a completion statement prior to completion that you will need to check and confirm that you are happy with the contents.
  • After completion, we will redeem any mortgage that you may have.
